Let AI filter. Let people decide.
A personal prototype that turned an overwhelming property search into a short, reasoned shortlist delivered to the inbox each morning.

A self-initiated prototype for a personal home search. No commercial results are claimed.
01 · THE PROBLEM
Too many listings. Too little signal.
Searching for a home in Tokyo meant scrolling through dense listings full of unfamiliar terms. Portal alerts could flag new properties, but not say whether any of them were actually worth a look.
02 · WHAT WAS BUILT
A morning briefing, not another alert.
- Collect new listings from major property portals across six Tokyo wards and cities.
- Store and compare them against everything seen before.
- Score each listing on personal criteria: price per square meter against local comparables, distance to the station, neighborhood, lot size and build feasibility.
- Flag the gotchas, such as building restrictions and property-rights issues, that would otherwise waste time.
- Ask AI for an analyst-style briefing on the strongest options, delivered as an email with links to each listing.
It runs automatically every morning.
03 · WHAT WE LEARNED
Constraints matter more than price.
Most listings that looked attractive were ruled out by constraints, not price. And the AI never picks the house: it removes the noise so a person can apply judgment to a short list. The result was enough clarity to move from browsing to a concrete next step.
04 · WHAT IT MEANS FOR YOU
Three lessons for any business.
- Filter on deal-breakers first. The fastest way to a good shortlist is ruling things out, not ranking everything.
- Let AI reduce noise, not make decisions. A clear human check keeps judgment, and trust, where it belongs.
- Deliver insight where people already look. A short morning email beats another dashboard nobody opens.
